Estimate Your Net Proceeds

Fill in what you know — every field can be adjusted later as numbers firm up. Nothing is submitted or stored; the estimate updates instantly as you type.

$

The contract price you expect to sell for.

Optional — the address prints on your downloaded net sheet so your numbers stay tied to the right property.

Pick how you're selling and we'll apply the title and closing fees from our standard rate sheet — everything you enter yourself stays editable.

Buyer financing with a lender. Applies 3% listing agent + 3% selling agent commission; our standard $185 closing fee is set automatically.

The buyer reimburses the seller for taxes paid ahead: city/township taxes through June 30 and county taxes through November 30, prorated daily on a 365-day year from your closing date. If taxes are paid in arrears (bills not yet paid), the seller instead credits the buyer for the days already passed in the calendar year before the closing date. It defaults to today — change it to match your purchase agreement.

The proration then runs on the calendar year: you credit the buyer for the days already passed from January 1 through the closing date, and that amount reduces your estimated net.

Costs and Payoffs

Listing Agent Commission

The commission rate you agreed to pay the agent or brokerage listing your home. Enter each side separately — together they make up your total commission, which reduces your estimated net.

%

Selling Agent Commission

The commission offered to the buyer's agent (sometimes called the selling or co-op commission). Enter each side separately — together they make up your total commission, which reduces your estimated net.

%

Broker Compliance Fee

Optional — a flat compliance or administrative fee some brokerages charge per transaction. Leave it at zero if your brokerage doesn't charge one; it reduces your estimated net.

$

State & County Transfer Tax

Michigan transfer tax is $4.30 per $500 of the sale price ($3.75 state + $0.55 county) — calculated automatically from your sale price.

$0.00

Owner's Title Insurance Policy

First American basic owner's policy premium for residential 1–4 family property, calculated automatically from the sale price using the published Michigan rate (rates effective 11/16/2024, rounded up to the next dollar). Check 'Select Enhanced Policy' below to use the First American EAGLE Protection rate instead.

$0.00

EAGLE Protection provides expanded owner's coverage beyond the basic policy. When checked, the premium is calculated from the First American EAGLE Protection rate schedule for Michigan residential 1–4 family property (effective 11/16/2024) instead of the basic rate. The seller typically pays for the owner's policy, so this changes the title insurance line above.

Technology Fee

Covers our e-closing platform, document preparation software, and secure document portal — charged on every file.

$40.00

Tax Search Fee

One-time search of county and township tax records confirming taxes are current through the closing date.

$30.00

E-Recording Fee

Electronically records the deed and other closing documents with the county — $4.25 per document, charged on every closing. This fee is locked and cannot be edited.

$4.25

The remaining balance on your current mortgage, plus any per-day interest your lender adds through the closing date.

$

Second Mortgage or HELOC Payoff

Any secondary loan, home equity line, or lien that must be paid off at closing.

$

Wire / Payoff Processing Fee

Added automatically for each mortgage or HELOC payoff you enter — covers payoff processing and wire or overnight delivery of funds.

$0.00

Closing Fee

Set automatically from our standard rate sheet based on your transaction type — $185 for a sale with a mortgage, $300 for a cash sale or land contract, $400 for sale by owner. This fee is locked and cannot be edited.

$

City / Township Taxes (Annual)

The full year's city or township property tax bill (July 1 – June 30 fiscal year). Enter the annual amount — the proration is calculated from it automatically.

$

County Taxes (Annual)

The full year's county property tax bill (December 1 – November 30 fiscal year). Enter the annual amount — the proration is calculated from it automatically.

$

City / Township Tax Proration (Credit)

The buyer's reimbursement for city or township taxes you've paid ahead, prorated daily (365-day year) from the annual city/township amount above, from your closing date through June 30. If 'Taxes are paid in arrears' is checked, this instead becomes a charge for the days passed from January 1 through the day before the closing date.

$0.00

County Tax Proration (Credit)

The buyer's reimbursement for county taxes you've paid ahead, prorated daily (365-day year) from the annual county amount above, from your closing date through November 30. If 'Taxes are paid in arrears' is checked, this instead becomes a charge for the days passed from January 1 through the day before the closing date.

$0.00

What a Net Sheet Tells You

A seller net sheet is a worksheet that estimates the check you'll receive after the sale price, less everything it costs to close. Sellers use it to compare offers, set a listing price, and plan their next move.

Your True Bottom Line

The sale price is only the headline number. The net sheet subtracts commissions, payoffs, taxes, and title charges to show what actually lands in your account.

Compare Offers Fairly

A higher offer isn't always a higher net. Concessions, credits, and closing timelines can change your bottom line — the net sheet levels the comparison.

Plan Your Next Step

Whether you're buying again, paying down debt, or budgeting for a move, knowing your estimated net helps you plan with confidence.

Ready When Your Numbers Change

Update the inputs any time — after an offer comes in, when your payoff letter arrives, or when your agent adjusts commission. The estimate moves with you.

A Good Estimate — Not a Guarantee

This net sheet provides a good-faith estimate based on the numbers you enter. Final figures depend on your purchase agreement, payoffs good through the actual closing date, survey and inspection results, and any negotiated credits. The owner's policy premium shown uses the First American basic rate for residential 1–4 family property; if the Enhanced Policy option is selected, the premium instead uses the First American EAGLE Protection rate. Endorsements or underwriting considerations can change the final premium. Tax prorations are estimated daily on a 365-day year. When taxes are paid ahead, the buyer reimburses the seller for the portion of each tax year remaining after closing — city/township taxes through June 30 and county taxes through November 30. When taxes are paid in arrears (not yet paid at closing), the seller instead credits the buyer for the days already passed in the calendar year, from January 1 through the closing date. For an exact figure, request a seller net sheet from our office — we prepare them every day.
